The BinFather — Trash Bin Cleaner

Tamarac 55+ Condo and Villa Trash Cleaning: Carts, Cart Banks and Trash Rooms

Tamarac, FL 55+ condo and villa trash cleaning: the city's cart sizes and set-out rules, why shared carts get dirtiest, and how one association contract covers them.

Business & rentals5 min read

Tamarac 55+ condo and villa trash cleaning covers three kinds of container: the 95, 65 and 35-gallon garbage carts Waste Management collects for the City of Tamarac, the shared carts and cart banks that serve several villas or a whole condo building, and the trash rooms and dumpster pads of larger buildings. The truck empties them; nobody washes them. An association can have all of them cleaned on one schedule.

How does garbage collection work in Tamarac, Florida?

Garbage collection in Tamarac, Florida is a City service run by a contractor: the City of Tamarac contracts with Waste Management of Florida, Inc. for all residential solid waste services, covering household garbage, bulky waste, yard waste and recycling, according to the City's Solid Waste Services page.

The rules the City publishes for residential carts:

  • The carts. Carts come in three sizes: 95 gallons, 65 gallons and 35 gallons. A resident can change size once a year at no extra charge.
  • The set-out time. Garbage and recycling carts go to the curb by 7:00 a.m. on pickup day, or the night before. A cart that is not out when the truck comes waits for the next scheduled day.
  • The service days. Collection runs Monday through Friday, all year.
  • Holidays. Only a December 25 pickup moves, to the next scheduled day.
  • Manual areas. In some areas, under an arrangement between the HOA and Waste Management, residents get manual collection instead: their own cans or bags, no more than two, each no larger than 30 gallons.

Each address's pickup days come from Waste Management or the City, linked from the same page.

Why do shared carts in Tamarac 55+ communities get the dirtiest?

Shared carts in Tamarac 55+ communities get the dirtiest because several households fill the same containers and no single resident is responsible for them. In villa rows and condo buildings across communities such as Kings Point and the Mainlands, one cart or bank of carts can serve many units, and it starts refilling the day it is emptied.

  1. 01No dry spell. Each layer of residue lands on the last one before the cart ever dries out.
  2. 02No owner. Every resident assumes someone else looks after the shared carts, so nobody scrubs them.
  3. 03More leaks. More bags means more torn bags and more liquid in the bottom, which the truck never empties.

Tamarac is also flat, low and laced with canals, and summer rain sits where it falls. A cart standing on grass or a low apron collects water in its base, and a closed cart holding warm water for days becomes a place mosquitoes breed. Our guide to HOA cart banks and corrals covers who usually has to clean them.

Why does community-wide bin cleaning suit a 55+ community in Tamarac?

Community-wide bin cleaning suits a 55+ community in Tamarac because cleaning a 95-gallon cart by hand means tipping, scrubbing and rinsing a heavy, awkward container, and many residents should not have to. When the association contracts the cleaning, every cart and shared bank is done on collection day without any resident lifting anything.

Residents do not need to be home. The cart goes out for collection as normal, and we clean it where it stands once the truck has emptied it.

Can a Tamarac condo or villa association hire one company to clean every cart?

Yes. A Tamarac condo association, villa community or 55+ HOA can contract The BinFather for the whole community, so every cart, cart bank and trash room is cleaned on the same schedule. We work on the community's collection day, once the truck has emptied the carts, and bill the association rather than each owner.

  1. 01One agreement, one invoice. Commercial work starts at $99, and the price changes with how many carts and containers there are and how often they are cleaned.
  2. 02One route day. Units in one community share collection days, so the whole community is done in one visit.
  3. 03Nothing left behind. We bring our own heated water. The dirty water goes into a collection tank on our truck or trailer — nothing is left on your property.

Owners in a community without a contract can book their own carts on our household plans, listed on the pricing page: $15 a bin, 2-bin minimum — $30 a visit on the monthly plan, a one-year plan paid $30 a month or $324 up front (10% off the $360), or $65 for a one-time clean. Our Tamarac page covers individual homes.

How are Tamarac condo trash rooms and dumpster pads cleaned?

Tamarac condo trash rooms and dumpster pads are cleaned as commercial sites: the room, the containers and the floor or pad they stand on, on a schedule the association or property manager sets. The work is planned around the building's collection days so the containers are empty when we arrive.

We clean the room, the containers and the pad. The chute shaft and the compactor are specialist work and stay outside what we do. Our commercial and HOA cleaning service explains how a building's job is scoped.

What should a Tamarac board check before setting up community trash cleaning?

A Tamarac board should first check what containers the community uses, what its governing documents say, how many containers there are and which collection days apply. Those four answers decide what gets cleaned, what it costs and when the visit falls.

  1. 01The containers. Individual 95, 65 or 35-gallon carts, shared cart banks, residents' own cans in a manual-collection area, a trash room, dumpsters on a pad, or a mix.
  2. 02The governing documents. Search the declaration for "refuse", "receptacle" and "common expense". Our guide to HOA trash bin rules in Florida covers the usual wording.
  3. 03The count. The number of carts and containers is what the price is built on.
  4. 04The collection days. Confirm them for the community's addresses with Waste Management or the City.

The short version

  • Waste Management collects Tamarac's residential garbage for the City, Monday through Friday, from 95, 65 or 35-gallon carts set out by 7:00 a.m. or the night before.
  • Shared carts and cart banks in 55+ condo and villa communities refill constantly, have no single owner and get the dirtiest.
  • One association contract covers every cart, cart bank and trash room on collection day, billed to the association, starting at $99.
  • Residents never have to lift or scrub a cart themselves.
