Davie HOA trash can cleaning works best as one community contract: the homeowners' or townhouse association hires a service to wash every home's cart at the curb on the community's collection day, after the Coastal Waste & Recycling truck has emptied it, and to clean any shared trash rooms or dumpster pads on the same schedule. The price is set per cart and billed to the association.

What does the Town of Davie require of residential trash carts?
The Town of Davie requires residential carts to be at the curb no later than 7 a.m. on collection day, placed within two feet of the street and at least three feet from trees, cars, mailboxes or poles, with the lid closed. Those rules come from the town's trash, bulk pickup and recycling FAQ.
The rest of the system, as the town publishes it:
- The hauler. Coastal Waste & Recycling has collected Davie's garbage, recycling and bulk trash since June 1, 2021.
- The schedule. Curbside garbage is collected twice a week, and the days depend on which part of town a home is in, measured from Flamingo Road and Pine Island Road. The town's solid waste page has the maps and the current Solid Waste Guide.
- The carts. The green garbage cart and the beige recycling cart are owned by the Town of Davie and are "under the care of the resident". Coastal replaces a damaged cart.
- Automated pickup. The truck lifts the cart with a side arm, empties it and sets it back down without the driver getting out.
Nothing on the town's pages says anything about cleaning a cart. The arm tips it and puts it back, and whatever has stuck to the inside stays there.
Why do Davie carts get dirtier than most in Broward?
Davie carts get dirtier than most in Broward because the town allows heavier, wetter waste in them. The Town of Davie's FAQ says residents can put manure in the garbage cart as long as it weighs no more than 75 pounds, and yard waste can go in the green cart on any garbage day if it is bagged and the lid closes.
Davie has kept its ranch character on purpose: horse properties, feed stores and bridle paths sit beside conventional subdivisions and townhouse communities. A cart that takes animal bedding, spoiled feed or wet grass clippings breaks down faster than one that takes kitchen scraps alone, and in a South Florida summer it draws flies within a day.
The town also says the beige recycling cart is now picked up by the same truck as the garbage cart and taken to the same Waste-to-Energy facility, though it still asks residents to keep separating. The recycling cart stands at the same curb on the same mornings, so it is worth cleaning on the same visit.
Why do Davie HOA and townhouse communities need community-wide cart cleaning?
Davie HOA and townhouse communities need community-wide cart cleaning because carts in a townhouse row stand side by side on collection morning, twice a week. One cart that has never been washed is enough to bring flies to the whole row, and a board cannot easily make each owner scrub their own.
Covenants in Davie communities usually decide where a cart is kept between pickups, often out of sight in a garage or a side yard. That keeps the street tidy, but a cart that is stored in the shade never dries in the sun, so each week's residue lands on a surface still damp from the last one. Rules about where a cart stands say nothing about whether it is clean.
Can a Davie HOA hire one company to clean every resident's cart?
Yes. A Davie homeowners' or townhouse association can contract The BinFather for the whole community, so every home's carts are cleaned on the same schedule. We work at the curb on the community's collection day, once the Coastal truck has emptied the carts, and residents do not need to be home.
- 01One agreement, one invoice. The price is per cart for the whole community and is billed to the association, not to each owner. Commercial work starts at $99, and the price changes with how many carts and containers there are and how often they are cleaned.
- 02One route day. Homes in the same community share the same collection days on the town's map, so a neighbourhood can be done in one visit rather than house by house.
- 03One gate arrangement. In a gated community, the association puts us on the vendor list once, and the gate lets the truck or trailer through on the community's day.
- 04Nothing drawn from the property. We bring our own heated water. The dirty water goes into a collection tank on our truck or trailer — nothing is left on your property.
Owners in a community without a contract can still book their own carts on our household plans, listed on the pricing page: $30 a visit for two bins on the monthly plan, a one-year plan paid $30 a month or $324 up front (10% off the $360). Our Davie page covers the same ground for individual homes.
What about Davie condo and apartment buildings with dumpsters?
Davie condo and apartment buildings that use dumpsters or a trash room are cleaned as commercial sites: the room, the containers and the pad they stand on, on a schedule the association or property manager sets. The town treats these buildings separately from curbside homes, with their own container service from Coastal.
Two facts from the town matter to a board here:
- Bulk is quarterly. The town's FAQ says condo and multifamily buildings with dumpsters get bulk pickup four times a year, not monthly like curbside homes. Old furniture and boxes left by the enclosure between those dates are what make a pad hard to keep clean.
- The association can set its own rules. The FAQ notes that residents of an HOA or condominium association may have different regulations from the town's, so in these buildings the board is the one who decides.
We clean the room, the containers and the pad. The chute shaft and the compactor are specialist work and stay outside what we do. Our commercial and HOA cleaning service covers how the work is scoped.
What should a Davie board check before setting up community cart cleaning?
A Davie board should check its governing documents, its cart count, its collection days and any shared trash rooms before setting up community cart cleaning. Those four answers set the price and the schedule.
- 01The governing documents. Search the declaration for "refuse", "receptacle" and "common expense". Our guide to HOA trash bin rules in Florida covers the usual wording.
- 02The number of carts. Each home has a green garbage cart and a beige recycling cart, and the town lets a household buy up to four more. The count is what the price is built on.
- 03The collection days. Check the town's solid waste map for the community's addresses.
- 04The shared spaces. Trash rooms, dumpster enclosures and pads are scoped separately from the carts and can run on the same day.
The short version
- Davie carts go out by 7 a.m., within two feet of the street, lid closed; Coastal Waste & Recycling collects twice a week.
- The town allows manure and bagged yard waste in the green cart, which is why Davie carts foul faster than most.
- Nobody cleans the inside of the cart, and in a townhouse row one dirty cart affects the whole row.
- One community contract covers every cart on the community's collection day, priced per cart and billed to the association; trash rooms and pads can go on the same schedule.
