The BinFather — Trash Bin Cleaner

Sunrise Condo and 55+ Community Trash Cleaning: Carts, Cart Banks and Trash Rooms

Sunrise, FL condo and 55+ community trash cleaning: the city's cart and collection rules, why shared cart banks get dirtiest, and how one contract covers them.

Business & rentals5 min read

Sunrise condo and 55+ community trash cleaning covers three kinds of container: the City of Sunrise's 95-gallon and 65-gallon garbage carts, the shared cart banks that serve many units in communities such as Sunrise Lakes, and the trash rooms and dumpster pads of condo buildings. The City empties the carts twice a week; nobody washes them. An association can have all of them cleaned on one schedule.

How does garbage collection work in Sunrise, Florida?

Garbage collection in Sunrise, Florida is a City service: residential garbage is collected twice a week, and recycling and bulk trash once a week, all billed on the customer's water account. The City's Public Service Division handles accounts and billing, and questions about pickups go to Republic Services' line for Sunrise residents, according to the City of Sunrise garbage page.

The rules the City publishes for residential carts:

  • The carts. Residents use City-provided rolling carts. The City lists the 95-gallon cart and, more recently, a 65-gallon cart. Loose items are not collected.
  • The set-out time. Garbage goes to the curb by 7:00 a.m. on collection day, and no earlier than 7:00 p.m. the evening before.
  • The placement. Carts face the street, 3 feet from any obstruction, with the lid closed over the contents.
  • Storage. The City asks residents to store emptied carts out of sight.
  • Holidays. Pickup runs on every holiday except Christmas Day.

Each neighbourhood's two collection days are on the City's service map, linked from the same page. The City's sanitation page says commercial sanitation service is available too.

Why are shared cart banks the dirtiest trash bins in Sunrise?

Shared cart banks are the dirtiest trash bins in Sunrise because many households fill the same carts and no single resident is responsible for them. In large condo and 55+ communities such as Sunrise Lakes, one bank of carts can take a whole building's garbage, and it is refilled between every pickup.

  1. 01No dry spell. A shared cart starts filling again the day it is emptied, so each layer of residue lands on the last one.
  2. 02No owner. Every resident assumes someone else looks after the carts, so nobody scrubs them.
  3. 03More leaks. More bags means more torn bags and more liquid in the bottom, which the truck never empties.

That combination is why smells, flies and roaches in a building so often start at the cart bank rather than inside any unit. Our guide to HOA cart banks and corrals covers who usually has to clean them.

Why does community-wide bin cleaning suit a 55+ community?

Community-wide bin cleaning suits a 55+ community because cleaning a 95-gallon cart by hand means tipping, scrubbing and rinsing a heavy, awkward container, and many residents should not have to. When the association contracts the cleaning, every resident's cart or shared bank is done on the collection day without anyone lifting anything. Residents do not need to be home: we clean the carts where they stand.

Can a Sunrise condo or HOA hire one company to clean every cart?

Yes. A Sunrise condo association, 55+ community or HOA can contract The BinFather for the whole community, so every cart, cart bank and trash room is cleaned on the same schedule. We work on the community's collection day, once the truck has emptied the carts, and bill the association rather than each owner.

  1. 01One agreement, one invoice. Commercial work starts at $99, and the price changes with how many carts and containers there are and how often they are cleaned.
  2. 02One route day. Homes in one community share collection days on the City's service map, so the whole community is done in one visit.
  3. 03Nothing left behind. We bring our own heated water. The dirty water goes into a collection tank on our truck or trailer — nothing is left on your property.

Owners in a community without a contract can book their own carts on our household plans, listed on the pricing page: $15 a bin, 2-bin minimum — $30 a visit on the monthly plan, a one-year plan paid $30 a month or $324 up front (10% off the $360), or $65 for a one-time clean. Our Sunrise page covers individual homes.

How are Sunrise condo trash rooms and dumpster pads cleaned?

Sunrise condo trash rooms and dumpster pads are cleaned as commercial sites: the room, the containers and the floor or pad they stand on, on a schedule the association or property manager sets. The work is planned around the building's collection days so the containers are empty when we arrive.

We clean the room, the containers and the pad. The chute shaft and the compactor are specialist work and stay outside what we do. Our commercial and HOA cleaning service explains how a building's job is scoped.

What should a Sunrise board check before setting up community trash cleaning?

A Sunrise board should first check what containers the community uses, what its governing documents say, how many containers there are and which collection days apply. Those four answers decide what gets cleaned, what it costs and when the visit falls.

  1. 01The containers. Individual 95-gallon or 65-gallon carts, shared cart banks, a trash room, dumpsters on a pad, or a mix.
  2. 02The governing documents. Search the declaration for "refuse", "receptacle" and "common expense". Our guide to HOA trash bin rules in Florida covers the usual wording.
  3. 03The count. The number of carts and containers is what the price is built on.
  4. 04The collection days. Look the community's addresses up on the City's service map.

The short version

  • The City of Sunrise collects residential garbage twice a week from City-provided 95-gallon and 65-gallon carts; set-out is by 7:00 a.m., no earlier than 7:00 p.m. the night before.
  • Shared cart banks in condo and 55+ communities refill constantly, have no single owner and get the dirtiest.
  • One association contract covers every cart, cart bank and trash room on the collection day, billed to the association, starting at $99.
  • Residents never have to lift or scrub a cart themselves.
