Coral Springs HOA Trash Can Cleaning: Carts, Trash Rooms and One Schedule

Coral Springs HOA and townhouse trash can cleaning: what the city's Coastal Waste rules ask of carts, and how an association cleans every cart and trash room at once.

Business & rentals6 min readUpdated

Coral Springs HOA trash can cleaning works best as one community contract: the homeowners' or townhouse association hires a service to wash every home's cart at the curb on the community's collection day, after the Coastal Waste & Recycling truck has emptied it, and to clean any shared trash rooms or dumpster pads on the same schedule. The price is set per cart and billed to the association.

What does the City of Coral Springs require of residential trash carts?

The City of Coral Springs requires residential carts to be at the curb by 7 a.m. on collection day and back off the curb by 7 p.m. after pickup. Those times come from the city's solid waste FAQ, which also says residents are responsible for storing, and following city code for, any cart they own.

The rest of the system, as the city publishes it:

  • The hauler. Coastal Waste & Recycling has collected garbage, recycling, yard waste and bulk trash for Coral Springs since October 1, 2024. It took over from Waste Pro.
  • The schedule. Per the city's Garbage Map and Schedule page, Coastal empties the green garbage cart twice a week and the blue recycling cart once a week, and the interactive map there shows the days for any address.
  • Holidays. Coastal does not collect on Thanksgiving Day or Christmas Day; that pickup moves to the next scheduled day.

Nothing on the city's pages says anything about cleaning a cart. The truck tips it, empties it and sets it back down, and whatever has stuck to the inside stays there.

Why do Coral Springs HOA and townhouse communities need community-wide cart cleaning?

Coral Springs HOA and townhouse communities need community-wide cart cleaning because a cart that is never washed smells on every one of its twice-weekly trips to the curb, and in a townhouse row the carts sit side by side. One neglected cart on a row is enough to bring flies to the neighbours' carts on collection morning.

Coral Springs was master-planned, and much of the city lives under covenants about how a street looks and where a cart is kept between pickups. Those rules decide where the cart stands, but not whether it is clean. A cart tucked into a garage or a shaded side yard under the city's mature canopy never dries in the sun, so each week's residue lands on a surface still damp from the last one.

Left to each owner, cleaning simply does not happen evenly. A board cannot easily ask a resident to scrub a cart, but it can put every cart on one schedule.

Can a Coral Springs HOA hire one company to clean every resident's cart?

Yes. A Coral Springs homeowners' or townhouse association can contract The BinFather for the whole community, so every home's carts are cleaned on the same schedule. We work at the curb on the community's collection day, once the Coastal truck has emptied the carts, and residents do not need to be home.

  1. 01One agreement, one invoice. The price is per cart for the whole community and is billed to the association, not to each owner. Commercial work starts at $99, and the price changes with how many carts and containers there are and how often they are cleaned.
  2. 02One route day. Homes in the same community share the same collection days on the Coastal map, so a neighbourhood can be done in one visit rather than house by house.
  3. 03One gate arrangement. In a guard-gated community, the association puts us on the vendor list once, and the gate lets the truck or trailer through on the community's day.
  4. 04Nothing drawn from the property. We bring our own heated water. The dirty water goes into a collection tank on our truck or trailer — nothing is left on your property.

Owners in a community without a contract can still book their own carts on our household plans, listed on the pricing page: $30 a visit for two bins on the monthly plan, a one-year plan paid $30 a month or $324 up front.

What about Coral Springs condo and apartment buildings with dumpsters?

Coral Springs condo and apartment buildings that use dumpsters or a trash room are cleaned as commercial sites: the room, the containers and the pad they stand on, on a schedule the association or property manager sets. The city's FAQ tells multi-family residents to refer to their HOA for schedule and restrictions, so in these buildings the association is the one who decides.

Two more facts from the city matter to a board here:

  • Dumpsters come from Coastal. The city's commercial solid waste page says Coastal provides the dumpsters at each commercial service location. We clean them; we do not move, swap or repair them.
  • Recycling is the building's job. The city's recycling page says it does not currently offer recycling service for multi-family homes, which arrange and pay for their own provider. Those recycling carts and containers get cleaned on the same visit if the board wants them done.

We clean the room, the containers and the pad. The chute shaft and the compactor are specialist work and stay outside what we do. Our commercial and HOA cleaning service covers how the work is scoped.

What should a Coral Springs board check before setting up community cart cleaning?

A Coral Springs board should check its governing documents, its cart count, its collection days and any shared trash rooms before setting up community cart cleaning. Those four answers set the price and the schedule.

  1. 01The governing documents. Search the declaration for "refuse", "receptacle" and "common expense". Our guide to HOA trash bin rules in Florida covers the usual wording.
  2. 02The number of carts. Each home has a green garbage cart and a blue recycling cart, and some households have a second one. The count is what the price is built on.
  3. 03The collection days. Check the Coastal map for the community's addresses. The city says any change to a day or time is posted online at least a month ahead.
  4. 04The shared spaces. Trash rooms, dumpster enclosures and pads are scoped separately from the carts and can run on the same day.

Why does it matter where the wash water goes in Coral Springs?

Wash water matters in Coral Springs because the city's storm drains do not lead to a treatment plant. The city's stormwater pollutants page says water entering a curbside drain flows untreated into lakes, wetlands and other waters, and it warns that pet waste and soaps harm what lives downstream.

A cart hosed out on a driveway sends exactly those things toward the drain: old food, pet waste from the bags, and whatever cleaner was used. That is the reason the wash water leaves with us. Our Coral Springs page covers the same ground for individual homes.

The short version

  • Coral Springs carts go out by 7 a.m. and come in by 7 p.m.; Coastal Waste & Recycling empties the green cart twice a week and the blue cart once.
  • Nobody cleans the inside of the cart, and in a townhouse row one dirty cart affects the whole row.
  • One community contract covers every cart on the community's collection day, priced per cart and billed to the association; trash rooms and pads can go on the same schedule.
  • The wash water goes into a tank on our truck or trailer, never into the city's storm drains.
