Condo trash room cleaning in Boca Raton is the building's job, not the city's. The city collects the garbage from condominiums and HOA communities, but its code says storage areas and enclosures must be kept nuisance- and odor-free, and that the people who use the city's roll-out carts must keep them sanitary. The BinFather does that cleaning for Boca condo buildings and HOA communities in Palm Beach County.
That covers the oceanfront towers along A1A, the buildings around Mizner Park and downtown, and the townhouse and HOA communities further west.

Who collects the garbage from Boca Raton condos and HOA communities?
The City of Boca Raton collects it. Boca runs its own Sanitation Division, and Chapter 14 of the Boca Raton code (Sec. 14-3) says the city provides solid waste collection for every dwelling unit in a multi-family building. Each unit pays for it, either individually or through its homeowners' or condominium association.
How the garbage leaves depends on the property:
- Condo and apartment buildings — a multiple-family dwelling is one built for three or more families, and Sec. 14-9 requires enough approved dumpsters to hold everything produced between collections.
- HOA and townhouse communities on curbside service — each home has city-issued roll-out carts. The city's Garbage Collection & Containers page says garbage is collected twice a week.
- Commercial properties — the Sanitation page points businesses to the city's franchised commercial collection services.
Who is responsible for cleaning a condo trash room or dumpster in Boca Raton?
The property is. Sec. 14-6(1) of the Boca Raton code says anyone in control of a place where solid waste is generated must keep approved containers in an approved storage area or enclosure, and that "storage areas or enclosures shall be kept in a nuisance- and odor-free condition."
Two more rules a board should know:
- Dumpster lids must be kept closed at all times except during actual collection, and the owner is responsible for protecting the dumpsters (Sec. 14-6(10)).
- Loose, uncontained waste in a dumpster enclosure is strictly prohibited (Sec. 14-7(1)).
A collection truck tips the dumpster and sets it down; nothing in that washes it. In a condominium the cleaning normally falls to the association, through its manager; our post on who pays for condo trash room cleaning walks through how that usually works in Florida.
Who handles HOA trash can cleaning in Boca Raton?
HOA trash can cleaning in Boca Raton falls to the people who use the carts, unless the association takes it on. Sec. 14-6(5) says it is the responsibility of users of the roll-out carts to clean and maintain them in a sanitary condition. Sec. 14-6(3) adds that city-issued carts remain city property; owning a cart and cleaning it are separate questions.
That leaves every household cleaning its own cart, or nobody. An association can settle it once for the whole community: we clean every cart at the curb on collection day, after the truck has emptied them, priced per cart and billed to the association.
The timing follows the city's rules. Its Garbage Collection & Containers page says carts go out no earlier than 7 p.m. the night before collection and must be removed within 12 hours after it, so on collection day the whole street's carts are empty and at the curb together.
Why does a Boca Raton condo trash room smell even when it is cleaned?
A Boca condo trash room smells because the containers in it are never empty for long. A tower's carts or dumpster are refilled the same day they are emptied, so the residue on the floor and walls never dries out, and the room itself has little airflow.
Mopping does not reach that residue. The source is usually the containers and the floor under them:
- Liquid that leaks from split bags and settles in the base of the carts.
- Drips that land around the chute opening and dry on the floor.
- A film on the walls and corners of the room that a wipe-down leaves behind.
What does condo trash room cleaning in Boca Raton include?
Condo trash room cleaning by The BinFather covers the carts, the chute opening area and the room itself. We do not work inside the chute shaft or on compactor machinery. Outside, we clean front-load dumpsters, roll carts, shared cart banks and the corral or enclosure they stand in.
How a visit runs:
- 01We come after collection, when the containers are as empty as they get, and outside resident hours.
- 02We bring our own water and our own equipment, so nothing is drawn from the building.
- 03We clean the containers inside and out, then the floor or pad they sit on.
- 04The dirty water goes into a collection tank on our truck or trailer — nothing is left on your property.
Details for boards and managers are on our commercial and dumpster cleaning page. Single-family homes on the city's curbside carts can see the Boca Raton trash bin cleaning page instead.
How much does dumpster cleaning cost for a Boca Raton condo?
Dumpster cleaning for a Boca Raton condo starts from $99 for a single container. The price changes with how many containers there are, their size and how often they need doing.
A mid-rise with one dumpster is a different job from an oceanfront tower with a chute room and a bank of carts. HOA communities on curbside carts are priced per cart for the whole community and billed to the association.
The short version
In Boca Raton the city collects the garbage from condos and HOA communities, but its code puts the cleaning on the property: storage areas and enclosures kept nuisance- and odor-free, dumpster lids closed, and city carts kept sanitary by the people who use them. The entrance gets all the attention. The carts behind it need some too.
